955 S Broadway
The 955 S. Broadway project is a 15-story mixed use high rise project that straddles both the Broadway Theater District and South Park. Working closely with the architect, KBA was deeply involved in project conceptualization, which was complicated by the small +24,000 square foot footprint. KBA was responsible for all application preparation, expediting and project advocacy throughout the four hearing planning process. Working closely with the project’s CEQA expect, KBA resourcefully configured the entitlement requests to meet the strictly applied design requirements and gain CEQA approvals for a high rise, under an MND. KBA worked closely with the project architect to create the 70 foot high green tall wall fronting Olympic as a welcoming beacon to those entering the Broadway District. And KBA's engagement resulted in an alley improvement project that preserves its main function for vehicular access, with tall wall green-scape and hardscape aesthetics. KBA worked with the Council office to devise a Public Benefit package surgically targeted to help the neighborhood, including funding to house/support Skid Row’s homeless. Entitlement approvals include an 8:9 to 1 FAR density transfer (TFAR), Tract Map and Site Plan Review. The careful strategic planning helped assure that there were no appeals filed, nor any opposition. The result is a fully entitled, 163 unit residential and 8 retail space condo project that includes over-code parking for a nearby historic project.
